Mortgages we offer
We offer mortgages from the whole of the market on:
We are not limited in the range of mortgages, such as buy-to-let, holiday mortgages, let-to buy, we will consider for you and can offer you advice on both first and second charge mortgages.
Where you are increasing your mortgage borrowing although we do not (or are unable to) advise on the following finance options these may be available to you and be more appropriate:
The service we offer
At Foster Denovo, our Mortgage Partners offer an advised mortgage service. This means we will provide you with advice and make a recommendation after we have assessed your specific needs and circumstances.
We do not offer an ‘execution only’ service.
Learning more about your mortgage needs
We will provide you with a service that is specific to you and meets with your individual needs. To enable us to achieve this objective, it is important that you are open and honest with us and provide us with all of the necessary information that we will need to deliver a service that reflects your requirements. For example, declaring any existing mortgages or other loans you may have. This will enable us to identify products that best meet with your personal circumstances. It will also help us to identify any specific needs or support regarding the methods by which we deliver our services to you. For example, if you need information in large font due to sight difficulties, we can provide you with that.

Our fees for the mortgage service
Depending on your requirements and the complexity of your needs will determine the fee you will pay for mortgage advice from us. The fee you pay will cover our research, dealings with the lender, solicitor and other third parties, where required, on your behalf, up to and including the completion of the mortgage.
At your initial meeting with your Mortgage Partner, they will find out more about your circumstances and requirements. They will then advise you of your specific fee. Should this information change during the advice process, we may alter your fee depending on the new circumstances.
We will confirm with you how much the total fee will be before commencing work with you. The fee is payable at application.
We also receive commission from the lender. This covers the administration of your application and submission to the mortgage lender by our administration team. The exact amount of commission we will receive is not known to us at this stage.
You will receive an illustration, or a European Standardised Information Sheet (ESIS) (which is a pre-contractual disclosure document provided by the lender) when considering a particular mortgage, which will tell you about any fees relating to that mortgage.
You also have the right to request an illustration/ESIS for any mortgage we offer.
Refund of fees
If we charge you a fee and this is paid, and your mortgage does not go ahead for whatever reason, you will not receive a refund of the amount paid.

If you cannot settle your complaint with us, you may be entitled to refer it to the Financial Ombudsman Service.
Are we covered by the Financial Services Compensation scheme (FSCS)?
We are covered by the FSCS. You may be entitled to compensation from the scheme if we cannot meet our obligations. This will depend on the type of business and the circumstances of the claim.
Mortgage advising and arranging is covered up to a maximum limit of £85,000.
